I'll Wake up Early, I Promise
I remember when one of the major franchises came out with their 21 "reasons" to list with them. Soon every other major real estate company had their "reasons" too. They went something like:
* "I promise to put up a sign
* I promise to place the property in the MLS
* I promise to cooperate with other brokers
* I promise to work hard..."
Duh?
Things haven't changed much. Ask your real estate agent what they will do in a transaction and see how many you come up with. We, in conjunction with several other brokers and agents have come up with a much more complete list of the tasks, processes and steps required to complete a full transaction from the buyers' and sellers' side of a transaction.
Reduce the Commission - That's Easy
Want to reduce the commission? That's easy. Tell me which of these 203 Steps you'll do and/or pay for - especially those services that agents often front money up front for that no one really ever addresses very well. I may advise you which services are smarter to have me do than the average seller, but hey - it's your asset. It's your equity. You get to decide. Assume the risk of the unsold properties that get averaged into the "solds" and I'll reduce it even MORE.
What is often missing is that many agents and brokers either don't know, or can't articulate the huge group of tasks, processes and steps involved in a complete real estate transaction. Nor do they know how that relates to the rate of sale and the "risk quotient" involved in it. That's why I wrote all 203 Steps down so that my sellers and buyers would know what's really involved in a complete real estate transaction.
